Discussions about the redevelopment of the Spring House Corporate Center will continue at the Board of Commissioners meeting, the be held on Tuesday, Feb. 25, 2025, at 7 p.m. at the Administration Building, 1130 North Bethlehem Pike.
Whitpain Township announced that its Board of Commissioners will hear what was learned from the community-based open house that took place on Jan. 30, where elected officials, planners, engineers, police, and fire officials, along with the developer, were available to answer questions from the community.
BET Investments (a Bruce E. Toll company) is proposing to redevelop the Spring House Corporate Center by constructing a 350-unit apartment building at the corner of Norristown Rd. and the Route 309 ramp. The developer wants to replace a mostly vacant office building by adding apartments, as well as adding a small amount of retail stores by Norristown Rd. The second fully leased office would remain.
The township’s current zoning regulations do not permit housing, retail or restaurants on the property. The Lower Gwynedd Board of Supervisors must decide whether to amend the zoning ordinance to allow those property uses.
The project was recently discussed at a November 2024 Planning Commission meeting. It was proposed that the apartment building would be made up of one-bedroom apartments and two-bed apartments, which would cost about $2,500/month and $3,000/month, respectively.
The draft ordinance also includes a provision that would require at least 10% of the units to be affordable for a household earning up to 100% of median household income in Montgomery County (about $80,000-100,000 per year, depending on the size of the apartment).
