Project details about redeveloping Spring House Corporate Center to be revealed Jan. 30

Details about a big community construction project in Lower Gwynedd Township will be revealed at an open house on Thursday, Jan. 30.

BET Investments (a Bruce E. Toll company) is proposing to redevelop the Spring House Corporate Center by constructing a 350-unit apartment building at the corner of Norristown Rd. and the Route 309 ramp. The developer wants to replace a mostly vacant office building by adding apartments, as well as adding a small amount of retail stores by Norristown Rd. The second fully leased office would remain.

The township’s current zoning regulations do not permit housing, retail or restaurants on the property. The Lower Gwynedd Board of Supervisors must decide whether to amend the zoning ordinance to allow those property uses.  

Township officials, planners, engineers, police and fire officials, along with the developer, will be present to answer community questions from 4 p.m. to 7 p.m. at the Spring House Corporate Center, 321 Norristown Rd.

The public will have a chance to walk through the existing building and see where the proposed buildings may be located. Residents will be permitted to ask questions as well.

The project was recently discussed at a November 2024 Planning Commission meeting. It was proposed that the apartment building would be made up of one-bedroom apartments and two-bed apartments, which would cost about $2,500/month and $3,000/month, respectively. 

The draft ordinance also includes a provision that would require at least 10% of the units to be affordable for a household earning up to 100% of median household income in Montgomery County (about $80,000-100,000 per year, depending on the size of the apartment).

If township officials approve the zoning amendment, the applicant would go through the township’s land development and building permit processes as a next step in the process.
