Big changes could be coming to the heart of Ambler.

SEPTA is exploring the redevelopment of its 3.4-acre parking lot at 35 W. Butler Pike, with plans for a potential mixed-use project that could introduce as many as 170 multifamily residential units to the site, according to reports.

SEPTA has released a development strategy for the area surrounding Ambler Station, known as the Ambler Station Area Concept (SAC), which outlines the site’s potential for redevelopment and sets the stage for selecting a development partner through a formal Request for Proposals process launched in June 2024.

SEPTA is conducting a pre-proposal meeting on Wednesday, June 25. The deadline for proposals is July 31. A selection could be made in the next three to six months, according to the report.

According to the project website, Ambler’s vision for the SEPTA Regional Rail station area encourages the redevelopment of formerly industrial sites into communities where people can live, work, and enjoy the entertainment and businesses in downtown Ambler, all while maintaining the distinctive character that makes Ambler so attractive. 

The new mixed-use development will provide:

  • New housing and commercial will result in added activity, supporting the existing businesses and drawing more
  • Stormwater management and new opportunities for public open space
  • Shared parking for commuters, residents, and businesses
  • Improved circulation
  • Reserved space for SEPTA maintenance, operations and commuter parking


In May 2023, Ambler Borough Council approved a zoning amendment that expanded the area eligible for transit-oriented development.
